Knoxville did make a pretty big jump from last year. According to Zillow, last year Knoxville was ranked #61. Three things went into the analysis: forecasted home value growth, income growth and the unemployment rate.

According to Zillow, the main thing driving Knoxville to the top of the list this year is the forecasted home value growth in 2017. Zillow is predicting home values in the Knoxville metro to appreciate 4.4% this year. Last year, forecasted home value growth was 3%, and income growth was lower than this year. Also, the unemployment rate took a pretty big drop this year, which is great. The unemployment rate right now is 4.7%. Last year, it was a bit over 5%. All of these things combined allowed Knoxville to make a pretty big jump to number 7.
