MARYVILLE, Tenn. (WVLT) - Construction continued on a soon-to-open housing development Wednesday in Maryville's first subdivision since 2007.

Valley View Farms is set to be a 62 lot development in its first phase. The developers, Smithbilt, aim to top out at 100 in subsequent phases.

Ranging from $195,000 to $220,000, buyers will have several choices for upgrades including paint colors and counter tops.

"We're going to do well built affordable homes," said leasing agent Josh Sanderson.

City Manager Greg McClain said there was a good market for homes like these pre-recession. He said they should appeal to many families in town-- a step up from a starter home.

"I think there's a market for this. You're starting to see real estate come back a little bit. Different realtors we talk about say their activity is way up compared to last year at this time. So we're hoping it's a good indication," said McClain.

And it's not just residential.

Ceramaspeed just announced its intent to expand its Blount County operation after obtaining a German company it plans to relocate. McClain said there's also been several intents for commercial development downtown. Barley's Tap Room recently announced it'll be joining the list.

"I think it's signs of life and that's very exciting but I think there's a lot of apprehension in the market place in all sectors," said McClain.

But developers remain optimistic.

"We'll build them as fast as we can. We see this project lasting about 3 years," said Sanderson.

So far, 8 lots in Valley View Farms have been reserved. An open house will be held this Sunday
